At Layton Design, our mission is to produce great designs which respond to site, climate and the clients to create a considered response. Each design is unique and tailored to a project specific set of circumstances to create designs which are not only beautiful and functional but comfortable, enjoyable and environmentally conscious.

Good design shouldn't be complicated to understand, even when the process behind it is detailed. We work across residential, extension, renovation and community projects throughout North and North-West Tasmania, designing buildings that respond to their site, their client, and the life that will actually happen inside them.
Behind that, here's what you're getting: a small, hands-on team directly involved in your project from first sketch through to completion — across design, documentation, and coordination with council and consultants.

Our Process
01 — Brief & Concept
We start by understanding your brief — your functional needs, your aesthetic preferences, your budget, and how you want to live in the space. This includes a site visit to assess conditions, orientation, and any constraints that will shape the design.
From there, we'll:

Research relevant council regulations and planning constraints

Develop an initial design concept in response to your brief

Present the concept back to you through sketches, plans, 3D visualisations and supporting material

Provide a preliminary cost estimate and flag any specialist consultants the project may need
02 — Design Development
Once you're happy with the concept direction, we refine it into a fully resolved design. Our team will:

Run design discussions with you as the concept is developed further

Liaise with council and any specialist consultants as required

Work through material and finish options with you

Present refined drawings that clearly communicate the developed design

Check the design against your budget as it progresses

Prepare and manage the council planning/development application
03 — Documentation & Approvals
With the design locked in, we prepare everything needed to build it. Our team will:

Finalise all design details and selections

Coordinate input from any specialist consultants

Prepare full working drawings for both approval and construction

Continue checking the design against budget

Advise on the best approach to selecting a builder
-
Prepare and manage the council building application
04 — Tender
If you'd like help choosing a builder, we can run this process for you. Our team will:

Prepare tender-ready specifications and documentation
-
Invite quotes from suitable, recommended builders
-
Manage the tender process through to final negotiation
Note: significant changes to the design or documentation at this stage may incur additional fees.
05 — Construction Support
Once building begins, we stay involved. Our team will:

Prepare or review the building contract as needed

Attend site visits to check the build against the design intent

Keep you updated on progress, cost, and timing

Review any variations or contractor progress claims

Provide further documentation or instructions as needed on site
